Nova Dispositions

Novation vs Wholesale: Which Exit Strategy Makes Sense?

Compare novation and traditional wholesale exits so you can choose the path that fits the deal—not a one-size template.

Both exits start from the same place: you control a contract. The difference is who you sell to, how the property is presented, and what kind of price discovery you are willing to run.

Wholesale assignment

You market the contract to investors. Pricing is discounted to that buyer pool. Speed and certainty often matter more than maximizing every retail dollar. This fits thin-equity deals, heavy condition issues, timeline pressure, or inventory that will not present well on the open market.

Novation-oriented retail disposition

You pursue a retail exit on a qualifying property: listing preparation, photography, broader exposure, offer management, and closing coordination. That path only makes sense when equity, condition, and seller dynamics support retail buyers—and when you (or a partner) can actually run the disposition.

How to choose without overthinking it

  • Spread: If investor bids and a realistic retail path are close after costs, wholesale may be the cleaner exit.
  • Asset: Retail buyers need a property they can underwrite visually and financially. Severe condition or title friction often pushes wholesale.
  • Time: Retail disposition usually takes longer. If the contract clock or seller pressure is tight, assignment may win.
  • Ops capacity: If you cannot run listing and buyer activity yourself, either wholesale or partner with a dedicated novation disposition company.

Example framing

Say you are under contract with meaningful equity in a house that shows well after light work, and investor offers come in far below what comparable retail sales suggest after costs. That is the classic case for evaluating a novation path. Flip it—thin equity, major rehab, short fuse—and wholesale is often the rational call.

Deeper timing signals: when to novate instead of wholesale.
