How Novation Disposition Works
What happens after you hand off a contracted novation: strategy, listing preparation, buyer activity, and closing coordination.
Acquisition gets the contract. Disposition gets the exit. Novation disposition is the second half: turning a qualifying contracted property into an organized retail sale process without you micromanaging every showing and offer.
1. Deal intake and review
You submit property details, contract context, photos, and numbers. The disposition team checks whether the opportunity supports a retail path: equity, marketability, structure fit, and obvious blockers. Some deals belong on a wholesale track instead—and that call should happen early.
2. Disposition strategy
Pricing posture, presentation priorities, and how the property will be exposed to the market get set around that specific asset. Cookie-cutter listing plans miss local buyer behavior and condition realities.
3. Listing preparation
Photography, listing assets, and property presentation are coordinated so retail buyers see a coherent story. This is where many investor-run exits fall apart—weak media and inconsistent messaging suppress activity before negotiation even starts.
4. Market execution and offers
Showings, feedback, and incoming offers are managed. Negotiation support focuses on terms that actually close, not vanity list prices. You stay informed without owning the day-to-day ops.
5. Closing coordination
After acceptance, the transaction still needs shepherding: timelines, parties, and documentation. Disposition is not “done” at go-pending.
NOVA runs this as a dedicated service for investors and wholesalers. See the full service overview on novation disposition for real estate investors, or the shorter operator view on how it works.
